New Hampshire 2023: Fewest Home Sales in 12 Years

Home prices in New Hampshire have never been higher and home sales are at the lowest level of any year since 2011.

The median sales price for Single Family home in New Hampshire is 7% higher than in 2022 with the median home price at $470,000 which is 57% higher than in 2019.

Affordability is at the lowest level in the last 20 years with just 11,620 home sales in 2023 which represents a 19% from 2022 and the fewest since 2011 when just 10,722 were sold.

“It’s the historically low inventory that continues to push pricing to record levels,” NHAR President Joanie McIntire said. “This is just another month of data that points to a lack of housing units as the culprit, and we hope that policymakers are taking note.”

Single Family residential units were down 11% year over year in December. The median single month sale price of $460,750 was the highest for any December in New Hampshire history. This lead to an NHAR Affordability Index of 66 meaning the state’s median household income is just 66 percent of what is necessary to qualify for the median-priced home under prevailing interest rates which reflects a 10% drop from the prior year.
